Can I sell my home even if I’m with an estate agent?

Yes you can as we are a website dedicated to the private home sale market.  You must however check your contract to see whether or not you have a ‘sole seller’, sole agency agreement, multi agency or ready willing able purchaser agreement.

  1. 'Sole selling means your estate agent is the only one with the right to sell your home. Even if you find a buyer yourself, you'll still have to pay the agent.
  2. 'Sole agency' also means the estate agent is the only one with the right to sell your home but if you find a buyer yourself, you won't have to pay the agent.
  3. 'Multi agency' means that you can choose several estate agents to market your home but you will only have to pay commission to the one who sells it.
  4. 'Ready, willing and able purchaser' is a contract. If the estate agent finds you a buyer and you later withdraw from the sale, you'll still have to pay them

As we are not an estate agent and your contract is 2, 3 or 4 then you can still use our services and sell or let your properties privately.
Online home advertising does not automatically affect the most common form of agent contract which is sole agency. You could save a great deal and multiply your chances of selling your home quickly by advertising privately with myyorkshirehome.co.uk.
Please note. If you are selling your home through our ‘no sale no fee’ option we recommend you do not use an estate agent also. This is due to the fact that we appoint Ramsdens solicitors to act on your behalf. Your estate agent may wish to appoint their own solicitor resulting in a conflict of interest amongst other conflicting issues.

We would recommend that you do tell your estate agent so that is no confusion later, when you come to sell your home so their will be no confusion over commission at a later date.

 

Can I sell my home without an estate agent?

Yes, of course, you can. An estate agent purely is there to act as a middle person who will act on your behalf and assist you in the sale or let of your property. However, all the functions that an estate agent offers can be done yourself – saving you £1000’s in commission.

 

Can I update my advertisement or details?

Once your advert is live you can update your advert as many times as you like – 24 hours a day 365 day a year! You can do this through your own personal admin panel.

 

Do I need a HIP?

Yes – as from 14th December 2007 the law states that every home advertised from then has to have a HIP. However, if your home has been continually marketed from before this period it is not essential that you have one.

Can I advertise multiple properties?

Property developers, builders, landlords, or anyone with more than 1 property to advertise for sale or ‘to let’ can contact us at enquiries@myyorkshirehome.co.uk to discuss your requirements.

 

Does my advert expire?

No – your advert will remain live until it is either sold, let, or you decide to remove it. In order to keep our lettings section as up-to-date as possible we will require all landlords to renew their adverts every three months. This is simple to do and won’t cost you anything. We will notify you via email when you are getting close to your 3 month expiry. Simply log back into your personal admin page and click to renew your advert.

 

Are there any hidden costs?

No – once you have paid your one-off advertisement fee that’s it – no commission, nothing else to pay.   

If you have chosen our ‘no sale no fee’ option there will be no charge for advertising your property. However, once your property is sold we will collect our fee via Ramsdens solicitors. If you decide to remove your property from our site, unsold, after our standard 24 cancellation period has expired our fee will revert to either £109 or £299 (dependent on which product you took from our ‘no sale no fee’ option). 

 

Do I get a ‘for sale’ or ‘to let’ sign

Yes – provided that you are not advertising with an estate agent who has their board outside your home. The law states that you cannot have more than 1 for sale or ‘to let’ board outside any property for sale or rent.
Both our standard and standard+ packs include a for sale board free of charge. If you have opted for our Base pack you can purchase a board for a £20 fee through your personal admin page.
Our ‘to let’ boards can be purchased for an additional £20. Your board will be erected outside your chosen property before being removed once the property becomes occupied. All our boards our fitted and maintained through our contracted firm Agency Express.

Please note: Both For Sale and To Let boards remain the property of myyorkshirehome.co.uk.

I’m having problems uploading my photos?

Due to the size and quality of the pictures on our home advertisements the server can be under extreme demand and therefore may struggle with your request to upload a photo from time to time. If you are having further problems please feel free to contact us at enquiries@myyorkshirehome.co.uk
