Decide upon the right price for your property.
Advertising your home at the right price is KEY to successfully selling your home. Make sure you do your research and your property is not overpriced in comparison to other similar properties in your area. Remember your already saving money in Estate Agents commission so price your home competitively.
Make sure your description is correct.
Correct descriptions of your property are essential in selling your property. Make sure if you include room dimensions in your description that they are accurate and that you include all features of your property that may entice a buyer into viewing your home.
Make a list of answers to questions that viewers may ask.
Being prepared for certain questions concerning your home will ensure your viewer and potential buyer is more likely to purchase your home as they will be more assured of you and your home. Questions are likely to concern local amenities, local schools and public transport.
Before a Viewing
Tidy the garden.
First impressions are essential in impressing your viewer that your home has been well maintained and looked after. If you have a front garden or any open space in front of your home, make sure its tidy and clean.
Do any minor repairs.
Make sure that any minor problems are fixed before viewings commence. Fix squeaky hinges, fill any holes in walls, mend any guttering.
Put any unnecessary furniture in storage.
Being able to see the available space your home has will enable the viewer to visualise their own furniture in your property. It will also give the appearance that your property is very spacious.
Clean the Kitchen and bathroom.
Traditionally buyers pay more attention to both the kitchen and bathroom therefore it is essential both these rooms are clean and tidy.
Treat any serious problems such as damp or rot.
Attention to these serious problems will enable a smooth sale of your property. If you cannot sort these problems before sale please don’t try to hide the faults. They will be uncovered in a survey and will only hinder the progress of your sale if not completely stop it.
Showing your Home
Create a pleasant atmosphere.
Consider buying some flowers or pot pouri to make your home smell fresh. Avoid cooking anything too pungent e.g. frying chips or a curry.
Have bills on hand to show buyers.
Some buyers will ask about certain household bills such as electricity and gas bills. They may also want to know how much local council tax costs for your home. Providing these details accurately allows the buyer to visualise a budget for your home.
Make clear what you are leaving.
Buyers will want to know what is included in the sale of your property. Make sure you are clear what will be included in the sale of your property e.g. white goods such as fridge and freezer or curtains and carpets.
