TERMS OF ADVERTISING
In all following paragraphs, the terms "you" /"your" refers to you the customer/advertiser /vendor. "We" /"us" /"ours" refers to Intensive Solutions Ltd trading as myyorkshirehome.co.uk. For more information about us Click Here.
WARRANTIES
By submitting your property details to us for publication you are warrant that:

that you are
the legal owner of the property with the sole right to sell, or you have legal
power of attorney on behalf of the property owner.

that you
agree to myyorkshirehome.co.uk publishing these details for you.
·
that the
details supplied by you are TRUE and ACCURATE and not misleading in any material
way.
·
that on
receipt by us of your payment, advertising of your property for sale is to
commence once verified by us.
COPYRIGHT IN PHOTOGRAPHS
In respect of any property details or photographs submitted by you for publication, you confirm that you own full title to such details and /or photographs and you agree to grant a copyright license to myyorkshirehome.co.uk.
Note that you cannot use photographs from estate agent's particulars without their express permission - it is the customer's responsibility to ensure they have copyright over any materials supplied to us for publication on their behalf and you agree to indemnify myyorkshirehome.co.uk in respect of any claims against us or expenses incurred by us in respect of breach of copyright issues.
Photographs, images, property descriptions and all other content published on this website are copyright of Intensive Solutions Ltd and may NOT be copied from this site and reproduced in any other advertisement or marketing, without our written consent. For the sake of clarity - this does not prevent you from using your own materials elsewhere PROVIDING that such details are not back-sourced from this website.
24HR CANCELLATION POLICY
If you wish to cancel your payment for ANY reason, we offer a FULL refund of the advertising fee paid providing that we are informed by EMAIL within 24 hrs of the advertisement on the website being live. After this time, our standard refunds policy applies (see below). If you don't wish to proceed with an unpaid listing placed on our site, you are free to cancel and you will owe us nothing.
No Sale No Fee Cancellations outside of our standard 24-hour cancellation policy – please refer to our no sale no fee guidelines (see below).
TRANSFER OF ADVERTISING
Individual property listings are NOT transferable and may not be used for advertising of more than one property or any property other than the property listed for sale initially.
MULTIPLE PROPERTY SALES
In the case of commercial developments, where more than one property is
available, we are able to offer an attractive discounted advertising package
based on the total number of properties for sale in the development. There are
no time limits, no commissions and promotion of your own commercial website is
permitted.

individual requirements.
NO SALE NO FEE
Advertising your property via this method is strictly only available to persons who are NOT advertising their property elsewhere via an alternative internet company or estate agent.
You are also bound to using our preferred solicitors Ramsdens, who will solely act as your legal aid during the sale and transfer of your advertised property. You are not permitted to instruct any other legal firm to deal with your advertised property whilst your property is for sale, under offer, or sold subject to exchange of contracts.
Cancellations or removal of your property, outside of our standard cancellation policy (see above), will result in your fee reverting to our ‘standard+’ fee of either £109 or our premium fee £299 (if you chose to have myyorkshirehome.co.uk create your advert on your behalf). You will be billed for this amount and all monies must be paid within 30 days of your initial cancellation.
Payment must be paid via cheque or postal order and must be made payable to Intensive Solutions Ltd and sent to the following address: The School House, Longroyde Road, Rastrick, West Yorkshire, HD6 3AS. Please include your property details in all correspondence.
Once you property has successfully been sold, and contracts have been exchanged, Ramsdens solicitors will collect the myyorkshirehome.co.uk fee of either;
£350 - for the normal ‘pay on completion’ package.
Or,
£450 - for the ‘pay on completion’ package including the myyorkshirehome.co.uk team advert creation on your behalf
PLEASE NOTE - These charges are for the service ONLY myyorkshirehome.co.uk provide and are in addition to the fees Ramsdens charge for the service they provide.
YOUR PRIVACY AND SECURITY
Your personal details are held on a secure database and only those details you
wish to be published are made available to our site visitors. We do not pass
confidential customer information to other organisations. See our
Privacy Policy.
PROPERTY DESCRIPTIONS
All property details supplied by owners to us must be FAIR, HONEST and ACCURATE.
We reserve the right to edit or delete any descriptions which we know or believe to be false or misleading or where there is a potential for misunderstanding. We routinely check all listings and may make amendments to improve presentation, correct spelling, obvious errors or to comply with the provisions of the Property Misdescriptions Act 1991. The property description should only provide a factual breakdown of the property features - it should not include 'claims' about the property or terms of sale which are not a matter of fact or which cannot be ascertained and verified by reasonable inspection, or in the case of any legal aspects, confirmed by available documentation.
The factual accuracy of the information supplied for publication on this site, is your responsibility and you agree to indemnify myyorkshirehome.co.uk against any claims or expenses arising from misleading or inaccurate claims made by you about the property within the advertising published.
CONTACT INFORMATION
We offer to advertise your property information on our website, we do not offer to advertise any other service you may wish to use in connection with your marketing. The display of any website URL within our listings is prohibited. Links to commercial domains or pages referencing estate agents, agents contact details or their websites are not permitted.
Vendor contact information i.e. email address as selected by you for publication, are ONLY displayed on myyorkshirehome.co.uk website. Listings placed on our partner network sites are branded with our company information. Direct vendor contact details are NOT permitted on third party sites under the terms of our publishing contracts. All buyers responding to partner site listings are referred through our systems to the (definitive) listing on this website.
Lettings advertisements will have all methods of contact information displayed within our site and our partner sites i.e. valid email address and preferred mobile or landline number.
A dedicated Contact Vendor area is displayed at the foot of all property listings on our website, for the contact details selected during completion of your property registration (Sellers Form). If you require any amendment to the contact record set up, please contact enquiries@myyorkshirehome.co.uk
Additional contact details or website address URLs are NOT permitted in the property description text.
FOR-SALE SIGNS / TO LET SIGNS
Our professional quality for sale boards are included in the price of our packages - except our base sales pack and lettings service where there is an optional additional payment.
Under local planning regulations only one board may be displayed outside a property for sale (even if on the same pole!) - You should not therefore display our sign alongside that of an agent. When completing the sellers’ agreement section please indicate whether or not you already have your property for sale with another agent. Indicating ‘YES’ will constitute myyorkshirehome.co.uk NOT distributing a board to your property.
Myyorkshirehome.co.uk boards remain the property of myyorkshirehome.co.uk. Boards which are displayed outside our customers’ properties are maintained by an external contractor employed by ourselves. Myyorkshirehome.co.uk accepts no liability if any damage to property or land has occurred in the erection or dismantling of boards by our external contractor.
Both For-Sale and TO LET boards remain the property of myyorkshirehome.co.uk and boards displayed outside of properties are merely hired by the customer and are displayed for the duration of each particular advertisement. Once a property has been either sold or Let, our boards will be removed by our external contractor at no additional cost to the customer.
KEEP IN TOUCH
There is NO TIME LIMIT on the period we advertise your property. Therefore, we do ask that you keep us informed of any OFFERS and in particular when CONTRACTS ARE EXCHANGED, or where you wish to stop receiving responses to your advertising from interested buyers. This enables us to keep our site up to date and avoids wasting buyers' time. Once contracts are exchanged we have the right to remove your advert from our site.
If you are a lettings customer and have a property or properties advertised on our site you must adhere to our policy whereby once your property or properties are ‘let’ or become ‘occupied’ you must remove the advert immediately from our site.
Myyorkshirehome.co.uk reserves the right to remove properties that we deem to be ‘occupied’ or ‘let’ thus being not available to the public. Myyorkshirehome.co.uk reserves the right to contact customers posing as potential clients to see if properties advertised are as advertised ‘vacant’. If we consider a property to be unavailable and thus ‘let’ we reserve the right to remove the property from our site without prior notice.
OUR LIABILITY TO YOU
Although for practical purposes we provide an open-ended service (see no time-limit above), for various legal reasons we are obliged to restrict our financial liability.
The price we charge relates essentially to the set up cost of each paid property advertisement and the initial administration involved. Therefore, once a customer's property details have been published on this site for a period EXCEEDING 7 DAYS, our service is deemed to have been fully delivered.
After the 7 day 'paid-up' period, advertising and support is continued for a further indefinite period (until sold) FREE OF CHARGE.
Arrangements to publish properties on our partner sites may be subject to alteration or cancellation without notice according to changes in service or costs imposed on us by those partner sites. As such, we do not guarantee unlimited publication on partner sites (paid or not), although where available our practice will be to offer an unrestricted access period.
LIMIT OF LIABILITY
The maximum liability for any loss arising due to our negligence will be limited
to a sum equal to the value of the advertising fee received.
PRICING
The prices shown on this website are what you pay. There are no hidden costs and
VAT is included in all figures. We reserve the right to amend or change pricing
or package service content at any time without notice.
PUBLICATION ON PARTNER SITES
Publication of customer listings on our network partner sites normally takes up to 5 working days.
Note that this period is provided as a guide only and may vary and assumes the normal operation of automated processes and /or systems currently in place. From time to time, interruptions in service can occur for technical reasons, due to faults or for necessary maintenance and customers are advised that whilst we undertake to ensure the swift forwarding of information for publication or update of listings on our partner sites, we cannot accept any responsibility for interruptions or delay in publication at these sites due to faults or maintenance issues affecting services beyond our control.
The design, search facilities and display of property information on our partner sites is controlled and directed by those individual sites exclusively and we have no control over the operation of their services. No guarantee is offered that property details placed on partner sites will appear in any particular format or under any particular search category - that is a matter for the individual sites and the manner in which they choose to organise their data. We merely undertake to forward the information and address details accurately as provided by you for publication by the site(s) in question. We offer free support in respect of any errors arising in the display of information forwarded and assistance to liaise with partner sites over any problems or faults arising, but we do not accept any financial or legal responsibility for the failure or delay of partner sites to display property details as expected.
INTERRUPTION IN SERVICE
myyorkshirehome.co.uk makes every reasonable effort to ensure that our website
facilities are available to internet visitors and customers at all times.
However, we do not offer any guaranteed percentage time of availability and
accept no financial liability for any interruption in service or temporary loss
of some or all website facilities at any time.
On occasion, necessary maintenance or upgrade work requires the site to be taken
'off-line' without notice, but we endeavour to keep downtime to a minimum and in
most cases of scheduled maintenance, this normally involves no more than a few
minutes.
Our website is hosted in a secure protected environment with excellent security,
fire and backup measures in place and a very high level of service is
anticipated.
DISTANCE SELLING REGULATIONS
Clause 8(3) of The Consumer Protection (Distance Selling) Regulations 2000
states that the statutory cancellation (cooling-off) period of 7 days for
services purchased over the internet, does not apply where performance of that
service has already commenced with the customer's agreement.
Our online payment facilities are designed to activate your public advertising
automatically and therefore, by making a payment for advertising on this site
you signify your agreement to the advertising service commencing IMMEDIATELY and
that the standard cooling-off period does not apply as per clause 8(3) of the
Regulations.
This does not affect your right to cancel your advertising within 24 hours for a
full refund under our 24 hour cancellation policy terms (see above).
REFUNDS
No refund of our advertising fees will be made, purely on the grounds that the property becomes subject to an offer or is sold to any purchaser, introduced by us or not, after publication of paid advertising.
No refund of our advertising fees will be made for loss of service, temporary or permanent, in any circumstances, after the expiry of the initial 7 day advertising period.
Other circumstances may be reviewed and a refund offered at our discretion, however, under no circumstances will our liability exceed the value of the advertising fee received.
This does not affect your statutory rights as a consumer.
COMPLAINTS
If you experience any problem using our service, or we make an error in
publication, let us know straight away and we will do everything in our power to
put things straight. We are justifiably proud of the quality of our service,
customer care and support, but sometimes things can go wrong, so please contact
us if you have a complaint about any aspect of our service to you.
